Realtors get real with three mistakes homeowners make when selling their home




Local iPro realtors, Bob McInnes and wife, Gerry Kilgour–McInnes have over fifty years of realtor experience between them and when it comes to advice for Shelburne and Orangeville homeowners interested in selling, the McInnes' have a lot of helpful advice to provide.

When asked what the biggest mistake homeowners make when putting their homes up for sale, without a pause, realtor, Bob McInnes offered three big mistakes. Mistake number can be serious, “Pricing of the property! Some homeowners want to place a price that is too high over the market, and as the market climbs, homeowners face having to drop their price,” commented McInnes

Risking selling a house at an overinflated price, then being forced to lower a price may result in an unprofitable sale or even worse, a loss. McInnes highly recommends setting a price that is adequate for the market at the time and says a realtor can help with that.

Big mistake number two homeowners make is more a state of mind situation regarding the time of year to consider selling. McInnes explains, “Many people believe the best and only time to sell a house is when the grass is green and potential buyers can appreciate the property. The problem with that is homeowners find themselves competing with many new listings. Most people have photographs of the property in summer to showcase. I recommend homeowners concentrate on selling the house.”

As a realtor and father, McInnes knows all about the problems kids face during a move that can result in the crushing of a child's social life and reports what experience has shown him, commenting, “ Mistake number three for more than a few parents with elementary school aged children involves waiting to sell until the school year ends. If you move in May for example, kids will have a whole month to make friends just in time for a friend filled summer and when they go back to school they will already have friends.”

For those looking to retire in Shelburne, McInnes describes attractive features to potential retirees who are interested in a quiet life, love the outdoors, noting the Bruce Trail is relatively close, those who do not mind a short drive to basic amenities and is very quick to point out, “Shelburne doesn't have a hospital and though that is a concern for some, they need to know that Shelburne's Emergency Ambulance Service Providers are highly trained individuals who are top notch in their field and reminds, Orangeville is not far to the hospital.”
